Are you employed by the Management Committee (MC) of the building or you are from an agency that provides the technical services? Additionally, please confirm:
a) What is your qualification? If you are B Tech, then did you study the subject of Ops Management in your engineering course? If yes, then have you re-studied the chapter on maintenance management?
b) What are the facilities available in your building? Have you maintained a maintenance logbook for the asset like the DG set?
c) Have you studied the plumbing plan, electrical plan, sewerage routing plan of your building? Do you foresee any challenges in the future?
d) Who prepares the budget for the building maintenance? Is the budget allocation done only for the current financial year or do you have a maintenance plan for the next 4-5 years?
e) How do you decide on the spare part inventory for the various capital equipment?
Lastly, I wish to give feedback to you on your English. There are so many spelling and grammatical mistakes in your post. Career growth not just depends on one's technical competence but also on command over one's language. Therefore, don't allow this weakness of yours to hold the growth of your career.
