In India lease/rental agreements for immovable properties are goverened under certain Rent Control legislations,which are state controlled hence would vary from state to state .
Lease agreements which are for 11 months or less are generally not required to be registered ,Thus people prefer it and save the hassle of registeration & cost involved in the same .
In many states it is mandatory to register all lease/rental agreements irrespective of the duration.Thus it is advisable to check the local norms for the same .
Nevertheless irrespective of the the mandatory requirement it is advisable to get the lease agreement registered as it woudl be helpful in avoiding disputes in future.

Hi,
we had a land ( House)
on lease for 30 years, 40 days ago the lease got expired. the lease was on my farther's name who died few years ago. he had 2 wifes so now we want to renew the lease deed. on whos name the new lease will be granted ( 1st wife or 2nd wife) and what is the procedure. *( the old lease is with BANK as we had acquired some loan against the lease, the payment is still due) kindly guide.
