The best way is to make an understanding with the Lessee and pre close the lease deed by returning the lease amount, and restore the property without any encumbrances.
Approaching the civil court is a long process. Through an Advocate (Civil) you have to file petition to restore the property and then file another petition for execution of the order and eviction & possession. With the eviction order you have to again approach the local police for execution of the order. The process will take years.
Another way out is, to make an understanding / agreement with the eventual buyer for a higher lease amount, with an understanding to take possession of the property by clearing the lease amount payable to her ( Lessee) on behalf of you.

Thanks for the Clarification Mr. John. I am already aware of the same and anyways thanks for your concern. Time consumption is involved, due to which I cannot ....... I want it to be sorted in couple of days or so...Hope you were able to assist me, giving me a solution rather educating me.
